For example, there was this couple who wanted to make their first home purchase. After countless calls from the realtor sending them on numerous leads they finally came across a Brooklyn home that was "the house." It had extreme possibilities, especially located in the Brooklyn area. There was a basement that needed some work but had a full bathroom and had a lot of possibilities. When the inspector arrived, he almost immediately noticed that there was a crack in the basement wall. After further evaluation it was determined that the crack was being caused from outside tree roots, even worse the trees were not located on the city side of the sidewalk but rather on the homeowner side. Anxiously, the couple awaited what the inspector had to say only to find out that obviously the tree roots would continue to get bigger which would result in more cracks in the basement wall eventually affecting the entire foundation of the house. The trees would have to be removed almost immediately, which would be a very large expense for this couple, especially after depleting all of their savings to purchase the house. This forced the couple to opt out from buying that particular house. However, they would have never even noticed that small crack in the basement wall if they had not hired an inspector to conduct a pre purchase home inspection.
